Steps to Donating a Conservation Easement
- Initial Contact
- Meet with BGC to tour property
- Landowner sends letter of intent to donate a conservation easement to BGC
- BGC Board of Directors votes to pursue/not pursue the easement donation
- Landowner consults with advisors (e.g. tax, attorney, appraiser)
- BGC conducts a baseline inventory of the property
- BGC obtains title documents for the property
- Mortgage subordination is requested if applicable
- Easement agreement is drafted, reviewed, negotiated and finalized
- Landowner obtains qualified appraisal
- BGC Board of Directors reviews final easement and adopts a formal resolution to accept the easement
- Sign and record the easement in the appropriate County Clerk's office
- BGC conducts annual easement inspections
